Deposits, Security, Room Taxes & Cancellation policies:

• Rental blocks run from Saturday 3 P.M. to Saturday 10 A.M. A standard rental agreement (vacation lease) is used.
  Upon receiving an agreement, a deposit of 50% of the total rental is due.
• The remainder is due 2 weeks prior to your 3 P.M. check-in. In addition, a refundable $500 security/damage deposit is required also two weeks prior to check-in. In the event you must cancel, provided the week(s) can be re-booked, the  deposit is returned, (less a $75 handling fee). In the event the time slot cannot be re-booked, the entire deposit is forfeited.
• The cottage will be in clean/orderly/working condition upon your arrival and renters are encouraged to leave the property in the same clean condition. Check-out time is 10 A.M.
• The state of Massachusetts put into law a short-term room tax. This applies to all vacation rental occupancy less than 32 days. The 2025 rate in Wellfleet is 14.45%.
  
• We collect the following taxes for all reservations in the state of Massachusetts under 32 nights.
  * State Room Occupancy Excise Tax: 5.70%
  * Local Room Occupancy Excise Tax: 6.00%
  * Water Protection Fund Fee Tax: 2.75%
